Manchester Buildings (3)

No. 1 Deansgate

Completed in 2003,
No 1 Deansgate, is a £20 million glass prism development of
88 apartments on 14 floors located on one of Manchester M3’s best
known streets. Designed by Ian Simpson architects, (Ian Simpson himself
has an apartment in the building), and developed by the Crosby Group,
it has been described by the Royal Institute of British Architects
as a “… project (which) is a heroic symbol of the regeneration
of the city centre of Manchester, both formally positioned at the
crossing of Deansgate and St Mary’s Gate and psychologically
by drawing the issue of dwelling so overtly into the inner city fabric”.

No. 1 Deansgate

The block has
become a landmark building on the Manchester skyline and also won
the 2003 RIBA first prize for Best Apartment. With penthouse suites
selling at around £1¾million, it’s undoubtedly one of
the most exclusive addresses in Manchester, as well as being currently
the UK’s tallest all-steel residential building and the first building
in Manchester to house a £2m property. This landmark building
is part of an urban regeneration project following the devastation
of much of the inner city in the wake of the 1996 IRA bomb attack.
Already a second home for Manchester United footballers, including
Gary Neville, No.1 Deansgate has fully glazed facades to optimise
sunlight and open up views of the city and beyond, towards the Pennines,
the Peak District and the Fylde Coast of Lancashire in the west. The
semi-external sun terrace that lies between the inner, double glazed
skin and the external membrane, gives the sense of a private balcony
that can be used all year round.

The NV Building is a new landmark building in the revitalised Salford
Quays, and is located close to The Lowry Centre and the Imperial War
Museum North. This highly efficient, low energy consumption 1 and
2 bedroom apartment building has already won awards for its design
and interiors designed by Ben De Lisi, and is a vital part of delivering
the UK’s Carbon 60 objective, aimed at reducing carbon emissions.

NV Building

It boasts a new
21st century mode of living complete with 24-hour concierge service,
valet-parking, grocery deliveries, laundry and dry-cleaning brought
right to your door and wireless technology – all set in a stunning
waterfront location. Countryside Properties Limited act as managing
agent on behalf of the Management Company for the development.

Crosby Homes’
£130m flagship Green Quarter development, the largest project
ever undertaken by the company, is resurrecting an otherwise rundown
corner of Manchester into an urban village – centred around a public
garden that will feature landscaped lawns, plane tree-lined walkways,
fountains and an impressive free-flowing watercourse.

When complete,
the one-million square foot Green Quarter will comprise seven apartment
blocks offering a mix of studio, one and two-bedroom apartments.
Built on a sloping site, located few minutes from Victoria Station
and opposite the MEN Arena the complex was designed by the Planit
Group of architects.
The residential
development is supported by CityPark, a commercial development comprising
100,000 square feet of grade A office space and a 200-bedroom hotel.
House, the first phase of the development, sold off plan and the
first residents have moved in. Phase two, Masson Place, which has
163 apartments, and phase three, the 164 apartment Barton Place,
are also sold-out. In all 200 units were sold in the first 4 months.
A five-minute
walk from Manchester’s shops, nightlife and transport links, Green
Quarter is proving equally attractive to people seeking a place
to live within walking distance of the city centre, and to investors
looking for desirable buy-to-let properties.
of two residential blocks comprising 327 apartments and split level
basement car parking. The project also includes an extensive landscaping
contract which involves the formation of a ‘Central Vista’, a large
area of public open space including fountains and specially imported
trees from Germany.

The Edge (adjacent
to the Lowry Hotel), alongside the River Irwell, is one of Manchester’s
most significant new residential developments, situated on a key
riverside location in the heart of the city. The building offers
360 degree views and, at 20 floors, provides the highest apartments
in Manchester (at present). The scheme comprises 275 apartments,
external courtyards and gardens, individual car parking and mixed
uses at ground level.

The Edge

The award-winning
development represents a significant contribution to the regeneration
of the Chapel Wharf area. It is comprisde of one, two and three
bedroom luxury apartments including duplexes, triplexes and penthouses
all designed and constructed to an exceptionally high standard.
Each property has the added benefit of underground car parking and
a concierge service for additional security and the provision of
daily services. Countryside Properties, the developers, is renowned
for being at the forefront of both exterior and interior design,
with an innovative sustainable approach to development that has
made it an industry leader and ‘The Edge’ will reflect this well
earned reputation.

work on the 47-storey glass tower, designed by Ian Simpson Architects,
(who also designed Urbis), and built by Carillion – the UK’s
tallest residential building – began in April 2004, by which time,
all but four of the 219 apartments in the £171 million Beetham
Tower had been sold even though buyers could not move in for another
two years.
The development features a striking, slender glass tower and will
be the tallest structure in the city centre at 157 metres high with
a glass ‘blade’ increasing the height of the building to 171 metres.

Located at 301 Deansgate in Manchester, the Beetham Tower, is near
the G-MEX centre on the corner of Deansgate and Great Bridgewater
Street will be composed of the 286-bed Hilton Hotel, office and
residential space, underground residents parking, with one floor
dedicated to a bar area, the so-called ‘Sky Bar’. Completion is
expected to be in August 2006. The tower offers spectacular panoramic
views as far as Liverpool, Blackpool and Snowdonia in North Wales.
